How to Sell Landlocked Land

By Noah Swope, 77 Land Group · 5 min read

Landlocked land is property with no legal access to a public road. You might be able to drive to it across a neighbor's pasture, but if there's no recorded easement, you don't have a legal right to do that. It's more common than people think, and yes, you can still sell it.

Why listing landlocked land can be slow

That's where a direct buyer like me helps. I don't need a bank, and I'm comfortable working through access.

Options for getting access

Ask a neighbor for an easement. The simplest fix is a recorded access easement from a neighbor whose land touches a road. Some neighbors will agree for a fee.

Buy a strip of land. Sometimes you can buy a narrow strip from a neighbor to create your own road frontage.

Sell to a neighbor. The adjoining landowner is often the most logical buyer, since they're often the one buyer who can actually use it.

Legal options. Some states have legal paths to establish access to landlocked property. A real estate attorney can tell you if that makes sense.

Selling landlocked land as is

You don't have to fix the access before you sell. Yes, I buy landlocked land as is, and I'll work through the access side of it myself.
