There are two main ways to sell land: list it with a real estate agent, or sell it directly to a cash buyer. Neither is right for everyone. Here's an honest look at both.
Listing with a realtor
Pros - The most exposure to the most buyers - May bring a higher sale price if the land is in good shape and you can wait months, but commissions, closing costs and holding costs come out of that number - An experienced land agent handles marketing and negotiations
Cons - You usually pay a commission out of the sale price - Rural land can sit on the market for many months - Buyers often need financing, and loans can fall through - You may need to clean up, survey or improve the land before listing - Showings, back and forth negotiations and inspection requests
Selling to a cash land buyer
Pros - A fast, certain closing, often in weeks instead of months - No commission - The buyer often pays the closing costs - No bank, so no appraisal and no loan to fall through - Sell as it sits, with no cleanup or repairs
Cons - The offer is based on real closed sales, not top asking prices - Not every cash buyer is legit, so it's smart to ask a few questions (see below)
How to vet a cash land buyer
Some companies that send land letters aren't really buyers. They put your property under contract, then try to sell that contract to someone else, and back out if they can't. Ask:
- Are you buying it yourself, with your own money?
- Will you assign or sell this contract to someone else?
- What title company will we close with?
- Can you show me land you've actually bought and closed?
A real buyer will answer all of these directly.
Which one is right for you?
List it if you have plenty of time, the land is in good shape and you're fine waiting through showings and price cuts. Sell direct if you want certainty, speed and simplicity, or if you'd just rather skip the hassle.
